Our client is a major UK real estate developer focusing on selling London based off-plan housing to clients in China.
Key Responsibilities
- To effectively manage a sales database to optimise sales opportunities and checking they are correct
- To attend and present in meetings such as the weekly regional sales meeting, developments sales meeting and progression meetings (if required)
- Conduct site viewings, virtual viewings for buyers and agents.
- Conduct agents' online briefings for both UK and Overseas agents.
- Create and maintain rewarding relationships with all customers, agents and introducers; face to face, on the phone, by email, WeChat and WhatsApp.
- To effectively maintain & build relationships with agents and introducers
- Dealing with sales enquires and viewing booking, managing agents to achieve and exceed sales targets.
- To generate potential sales leads in addition to those created by marketing activity through seeking clients via call outs and agent engagement
- Liaise with overseas offices, dealing with both UK and International agencies on day to day enquires.
- Keeping overseas teams, agents and introducers up to date with availability and pricelists
- Achieve and exceed profitable sales targets by excelling in selling skill, demonstrating the highest levels of essential knowledge to perform the role and delivering exceptional service behaviour to all customers
- Demonstrate the highest level of professionalism at all times and with everyone you come into contact with, setting the right example for others
Mandarin Speaking Senior Real Estate Sales Consultant
• Progress reservations and manage the progression of all sales with the team to ensure reservations exchange in an efficient time frame.
- To attend progression meeting, and to progress new reservations to exchange - obtaining Anti Money Laundering documents and constantly liaising with solicitors
- To manage the threat of sales cancellations and minimise the cancellation rates as much as possible by effective communication with clients, agents and solicitors
- Liaise with the project and customer service departments as required
- Liaising with buyer, agencies and client solicitors to ensure exchange and completion deadlines are met and queries answered
- To actively promote collaborative working to achieve best practice engagement across the entire team.
- To provide support to Team Leader's in day to day running, including senior reporting.
- To assist Team Leader in supporting sales consultants in their learning and development
- To guide sales consultants on the best way to sell to actively promote collaborative working to achieve best practice engagement across the entire team
- When required to attend meetings in Team Leader's absence.
- To attend sales and marketing weekly meeting to generate new ideas and incentives
- Assisted Team leader to support both UK and overseas offline and online events, occasionally working in different time zone when needs.
- To continually seek new event ideas to promote the development & new sale opportunities.
- Proactively work to devise and suggest new marketing ideas to drive new lead generation for the development.
- Assist and support Marketing teams in the preparation of onsite/offsite events for Chinese and international markets
- To create Sales and Marketing tools i.e. plot of the week, WeChat note, development introduction documents, FAQ video, Investor videos
- Create and present sales videos to promote & pitch their developments, surrounding areas and local life style for use on the all-digital marketing platforms with the assistance of the marketing team
- Regular soft promotion of development on LinkedIn and other social media platforms (where applicable)
- Attendance of sales & networking events (where applicable)
- Attendance of oversea business trip (Where applicable)
- To network and build solid relationships with UK/overseas agents and introducers
Comply with Departmental processes, procedures and reporting
- To assist the Sales Team Leader on all managerial duties
- To complete bi- weekly sales report - word and excel docs in Team Leader's absence
- To issue Weekly team's Sales Figure and Actives summary in Team Leader's absence
- To generate and issue OS event objective report in Team Leader's absence
- To effectively manage all sales administration in order to ensure correct reporting is provided this includes;
- The details of reservation paperwork
- C360
- Daily/weekly report
- Reservation deposit spreadsheet
- Price release requests
• PEPI
- To delegate responsibilities when updating the comprehensive sales report and market research document quarterly
- To be able to add sales incentive and purchaser extras to the PEPI system
- To generate and send offers to management correctly
- To send reservation letters and My Home Plus activation links
- Signing clients up to My Homes Plus to ensure the sign-up rate is 100%
- Process offers on C360
- To update all sales spreadsheets i.e. details of res, reservation deposit spreadsheet
- Update reservation tracker
- To continuously research the marketplace and use the data to familiarise with unique selling points in order to sell above the competition
Mandarin Speaking Senior Real Estate Sales Consultant
Experience
- 4+ years' experience in a customer facing sales role, 2 years'+ property background preferred
- Experience of similar residential schemes is preferred.
- IT literate with using Microsoft office, Outlook, Excel.in a good level.
- Native Mandarin speaking or Cantonese (speaking, reading and typing), Fluent English.
- Comfortable with conducting virtual appointments and live streaming for the developments via Zoom and alternative applications.
- Be able to do create videos of the sales pitch for different developments.
