Commercial Property Manager Location: Birmingham

Work pattern: Full Time - Monday to Friday - 37.5 hours per week.

A fantastic opportunity for a full time Commercial Property Manager with ideally at least 3 years' experience in property management. This is a wonderful family run company with a great reputation. They have been established for many years and offer a brilliant working environment. You will have overall responsibility for the whole commercial department. It is felt this is a sleeping giant and for the right person the sky is the limit.

The successful candidate will take a role on existing and new projects while working with the other members of the Commercial Team to develop and promote the services. The Company are a firm of Chartered Surveyors, Valuers and Estate Agents working throughout Birmingham.

Primary responsibilities include:

This role is to provide Commercial Property Management, but not limited to:

  • Provide property management and support services to landlords and tenants.
  • Carry out property inspections.
  • Liaising with contractors, suppliers or building surveyors.
  • Ensuring accurate lease data is maintained on the property management system.
  • Ensure rent demands are raised accurately and on time.
  • Ensure client reports are prepared and issued to clients in accordance with agreed timescales.
  • Compliance with relevant RICS codes of practice
  • Ensure credit control targets are met for rent and service charge collections.
  • Manage the transition of client/properties in and out of management.
  • Provide accurate insurance data to broker for renewal and ensuring that all insurance premiums are recharged to tenants.
  • Identify opportunities for providing additional services to clients.
  • Preparation of service charge budgets.
  • Review service charge cash flows and budgets monthly/quarterly subject to client requirements.
  • Service charge year end reconciliations in accordance with RICS guidelines.
  • Conduct work in line with company standards and requirements.
  • Full utilisation of the Alto system Key requirements
  • MRICS preferred but not essential
  • Previous experience in a similar role preferred
  • Be commercially astute, understanding the importance of business targets and their impact to the practice.
  • Good knowledge of the 1954 Landlord and Tenant Act
  • Have a commitment to providing an excellent standard of client care.
  • Be IT literate with experience of using a web-based case management system.
  • Proactive and business minded,
  • Able to communicate effectively both in writing and verbally,
  • Full driving licence and access to own vehicle,
  • Strong organisational skills - able to prioritise own time and workload,
  • Ability to work well on their own and as a team,
  • Good working knowledge of Microsoft packages,
  • Candidates will need to be able to demonstrate that they can work on their own initiative without day-to-day supervision and will need organisational and diary skills to be able to repeat defined activities on a regular basis to communicate with clients and customers.
